Job Description:
Straight Property Management is seeking an experienced Community Manager to work on-site at The Plaza, a 59 unit independent senior living housing cooperative.
The Community Manager is the primary point of contact for residents and prospective residents, and is responsible for sales, marketing, daily operations, resident events and retention programs, and reaching occupancy and resident satisfaction goals.
The position will require a high level of customer service, professionalism, organization, time management, and critical thinking.

Essential Duties and Responsibilities:
• Greet prospective residents, determine needs and preferences, and professionally present specific apartments while providing information on features and benefits.
• Contribute ideas to the regional manager for marketing the property and improving resident satisfaction. Lead the execution of related project plans.
• Oversee maintenance operations; house cleaning, maintenance staff, renovation projects, unit turns, and service requests.
• Responsible for vendor relations, obtaining service contracts, processing all vendor invoices and obtaining vendor set-up information with certificates of insurance.
• Inspects the grounds, building exteriors, and common areas on a regular basis
• Communicate daily with the regional manager, and attend community and management meetings.
• Handle resident concerns and resolve any issues.
• Maintain office supply stock, and prepare monthly calendars, welcome packets, weekly newsletter, and flyers.
• Assist maintenance supervisor in the ordering of materials.
• Monitor delinquent monthly dues, and contact residents with past due balances to collect.
• Oversee the community’s financials including bookkeeping functions, budgets, budget tracking and expenses.
• Perform additional tasks or duties as assigned by the regional manager.

Position Qualifications/Requirements
• Motivated individual with a positive and friendly attitude. Must be a team player and have sales/closing skills.
• Ability to handle both management and administrative duties, and to work effectively with residents.
• Must be able to work independently and perform duties utilizing time management while recognizing and anticipating daily property duties.
• Excellent computer / technology skills including competency in MS Office Suite and web searching / researching, with the ability to learn and utilize a variety of phone or computer applications. CRM software experience is also preferred.
• Ability to write effective correspondence to residents and vendors.
• Ability to interact effectively and in a business-like manner with residents, service workers, and other staff.
• Ability to deal with stressful situations in a calm, organized and effective manner.
• Ownership of a car, or regular access to one, and ability to drive on company business. Must have a safe driving record.
• Prior apartment management is desired and preferred; comparable experience may be substituted at the discretion of employer.
• Must properly interpret and apply company policies and procedures.
• Neat and clean professional appearance.

• Minimum High School Education.
• Minimum 3 years successful on-site property management experience or similar
• The Community Manager must have management experience with a successful track record of accomplishments.
• College degree with business, finance, accounting, or other appropriate major may be considered in lieu of experience
